I enjoy presenting and selling within this elevated development, but when I’m not selling, I am keeping a hawk eye on the heartbeat of Nashville’s high rise condo market. Every week, I spend hours researching and digesting data and market insights so that I’m prepared to share rich, empowering information with our developer and marketing team. That means I’m honed in on what is actually moving in our market and noticing what’s just sitting around waiting for a dance partner.
Nashville’s luxury high rise condo market, at $1.5M and above, is still very much alive. The days of condos disappearing in a weekend are behind us, but serious buyers are still writing serious checks for the right homes in the right buildings. Let me show you what I mean.
The Residences at The Nashville EDITION will be Nashville’s premiere, most elevated option for those wanting to own a condo serviced by a 5-star hotel. Before us, the only other condos in such a development were at Broadwest (serviced by Conrad) and The Private Residences at the Nashville Four Seasons. These residents can enjoy priority access to the hotel’s 5-star services, from room service and bed turndowns to spa treatments. Over the last 12 months, condos at Broadwest and Four Seasons have been doing most of the heavy lifting in the $1.5M+ segment of the high-rise market. Residences in those developments averaged 67 days on market, with a median of just 36 days. More than half of all $1.5M+ condo closings in downtown Nashville, 55%, happened in these two towers. That is not an accident. It is a strong vote in favor of buildings that deliver the best amenities, services, and a lock-and-leave lifestyle people can picture themselves living in.
The rest of the luxury condo market tells a very different story. The other 45% of $1.5M+ listings that closed averaged 215 days on market, with a median of 177 days. That is not exactly a whirlwind romance. It suggests that if a property does not offer a true top-tier experience, buyers have many options and are in no hurry. They are patient, and they are not shy about waiting for something that feels worth the move and the money.
All of this tells us that Nashville buyers are giving more weight to lifestyle and service over simple square footage and a view. They are paying for a life that feels five-star from the front door to the rooftop. Buildings that combine strong design, smart location, thoughtful amenities, and hotel-level service are winning the day, even in a slower, more selective market. The appetite is absolutely there. The bar is just higher.
